No, at the start of the rental period, everyone will have equal opportunities. On the website, you select your preferred home in the Home Finder, after which you complete the Rent Calculator. The first selection will take place on June 30th.

You can use the Rent Calculator to check if you qualify for the home you have in mind. It will immediately show you the approximate rent amount you can afford. Please note: this is only an indication. The average income requirement is 2.5 to 3 times the monthly rent, with the second income counting for 50%. The homes are allocated based on the income requirements, the submitted documents and the availability. If multiple candidates apply for the same home, the second or third choice will also be considered in the allocation process.

If you meet the specified requirements, you may conditionally qualify for a rental home. This means that your house must be sold (subject to conditions). One condition is that the cancellation clauses of your contract have expired before the rental agreement for the Patrijsstraat comes into effect. For further questions, please contact the real estate agent.

It is not possible to have a guarantor. Please note: these homes are not rented out to students or shared households.

In addition to the monthly rent, as listed in the Home Finder, you will pay a security deposit of a minimum of one month and a maximum of two months rent at the start of the tenancy. The amount of the security deposit may be higher depending on your income situation. We will inform you about this in a timely manner. Of course, you will still be responsible for the costs of electricity, heating, water and internet/TV.

No, there are no additional service fees with regard to the homes in De Goudvogel.

No, responding to a rental listing in this project is free of charge. There are no administration, brokerage or other fees involved. If you decide to rent a home, you will need to pay the first rental period and the security deposit in advance before receiving the keys.

The minimum rental period is 25 months. After this, the rental agreement will continue for an indefinite period. Once the initial 25-month term has passed, the tenant may terminate the agreement with a one-month notice period. The tenancy will always end on the last day of the month.

You will receive your security deposit back within fourteen days after moving out, given there are no outstanding rent payments. The home must also be returned in its original condition, without any damages and including all the keys.

The homes are expected to be delivered in the fourth quarter of 2025, but this is subject to change. The delivery date depends entirely on the progress of construction and remains a provisional estimate. If you are allocated a home, you will be informed of the final delivery date in a timely manner, at least four weeks in advance.

Since the homes have not yet been completed, only provisional energy labels have been issued. These provisional labels are rated at least A+++. Each home is heated using its own ground source heat pump and three solar panels have been installed on each roof.

No, all homes are already equipped by us with a luxury kitchen, including built-in appliances and a comfortable bathroom.

The homes at Patrijsstraat 12 to 56 each have a private parking space located in the backyard. This space is intended solely for parking and may not be used for any other purposes. The homes at Patrijsstraat 2 to 10 do not have private parking spaces; residents of these homes can make use of public street parking.

Yes, each home has an external storage unit located in the backyard. The storage unit is made of sustainably treated softwood cladding and features a flat roof with roof covering. Please note that the external storage unit is not insulated.

Three solar panels will be installed on each home. Please note that the artist’s impressions may differ slightly in terms of placement and number.
